The average house price in the UK rose to Ā£268,319Ā in February, a šŸ“ˆ 5.4% year-on-year increase, the highest rate since December 2022.

šŸ” Terraced homesĀ led the way with 6.2% growthĀ year-on-year, reaching an average price of Ā£225,486.šŸ  Semi-detached homesĀ followed closely behind with 6.1% annual growth.

On the other end of the scale, šŸ¢ flatsĀ saw the most muted growth — but still in solid positive territory — at 3.0%.

šŸ’· Lower borrowing costs compared to last year and a growing interest in 🌳 outdoor space, šŸ…æļø parking, and šŸ”Œ EV chargingĀ have boosted demand for larger homes.
